Forthcoming Design Guide

As part of the emerging Local Development Framework, it has become necessary to upgrade the range of existing Design Guidance documents, some dating back for many years.

The Design Guide for Mid Bedfordshire will be produced as a Supplementary Planning Document, a part of the Local Development Framework, and will supersede all existing Guides.

The opportunity will be taken to reflect the increasing emphasis on design and planning in current government advice, and to incorporate recent strengthened commitments to sustainable development, and the need to encourage carbon-neutral housing.  The strong commitment in the current Design Guide for Residential Development to ensure quality developments which are locally distinctive will be carried through into the new Guide.

The Design Guide will be structured in two parts:

Part 1 will concentrate on the characteristics of the District followed by guidance on site analysis.  It will then establish broad design principles and guidance on planning applications. 

Part 2 will be in the form of Design Notes on six topics, namely:

· New Residential Development;

· Large footprint buildings;

· Town Centre and infill development;

· Residential Extensions and Alterations;

· Historic Environment;

· Shop Fronts and Signage.

The consultants were appointed in May 2008 to produce the Guide and to participate in the consultation.  The Consultancy team is Context4D Ltd (who wrote the existing Residential Design Guide) in association with Forum Heritage Services with whom they often collaborate on similar projects.

Broad Programme: 

· Public Consultation Launch of Design Guide for Mid Bedfordshire 3rd November 2008

· The Guidance will be adopted after further consultation in March 2009

The Public Consultation Launch of the Design Guide for Mid Bedfordshire takes place on Monday 3rd November 2008 in the Council Chamber, Priory House, Chicksands at 11:30am, followed by a six week consultation period.  The document and accompanying sustainablility Appraisal/Strategic Environmental Assessment are available to download below.
